Last Saturday’s auction clearance rate for Brisbane was just 16.6% for Saturday 01.08.2026, one of the lowest we’ve seen historically.

Over the past week, I’ve had many conversations with buyers, and a common theme keeps emerging:

“We’re just waiting and watching the market.”

While it’s understandable to be cautious, history has shown that the greatest opportunities often appear when confidence is at its lowest.

My philosophy has always been simple: Be bold when others are fearful.

With fewer active buyers competing, today’s market presents a rare opportunity for well-prepared and decisive buyers. Less competition often means greater negotiating power, more choice, and a better chance of securing a property of fair value.

No one can predict the future of the market. However, many of the best purchases are made by those who recognize opportunity before everyone else does.

For buyers who are financially ready, this could be one of the most favourable markets we’ve seen in some time. The question is not whether the market feels uncertain, but the question is whether you’ll look back in a few years and wish you had taken advantage of the opportunity while others chose to wait.
